Our Process
We have a Standard Operation of Practice (SOP), which ensures we follow a proven methodology embraced by industry and best practice - meaning the project life cycle is broken into core phases moving from concept to a final documentation drawing set and a project construction cost estimate is provided - each phase is designed to ensure the expenditure is kept within the scope of work, agreed activities and deliverables. Our SOP is clear to understand and broken the below phases based around key decision making, input from third parties (specialist consultants), client hold-points, and drawing sufficient detail to ensure re-work is avoided or minimised. Our SOP is designed to ensure there is the right balance between how much work is undertaken and expenditure at any particular stage. We avoid repeating stages and we are always mindful of scope creep with the client’s expenditure and time. We advise against spending money unless it is really required but remain flexible should a client request a variation.
The far majority of Project Fee Proposals are based on a fixed price. Smaller projects under $100,000 are based on an hourly rate approach (Please refer to our Fees page).
Every engagement is unique, as each one will typically follow a true and proven path. For smaller projects, like a carport, or a new kitchen refurbishment, we may elect to merge stages. If, however you are planning to design a new home, Stage 5 is eliminated.
Hiring a skilled Building Designer who can navigate the project from concept to construction and collaborate within a multi-disciplinary team is a valuable asset to have on your building project. Principal Designers wear multiple hats beyond being the lead designer. Understanding and coordinating with other consultants is crucial and as a small practice, we ensure our overheads remain small in order to provide a competitor edge and value for money for the client’s triple bottom line. Here at Serenity Building Design we do not take on work if we don’t have the capacity. We insist talking about the budget upfront, and we check-in throughout the process to confirm whether we are tracking within the limits.
